From the port city to the pepper coast

Cambodia's mainland shoreline runs from Sihanoukville's port economy through the Ream masterplans to Kampot's river and Kep's heritage villas, with Koh Kong as the frontier and Bokor as the only altitude market. Each hub below is a distinct market with distinct rules.

Sihanoukville

Sihanoukville is Cambodia's deep-water port city and the gateway to the islands, two hours from Phnom Penh by expressway. After the 2019 to 2023 construction shock it is repositioning, and the current cycle is a completion-and-discount market rather than a greenfield one.

Otres

Otres is Sihanoukville's southern beach quarter: a long, calm strand that hosted the city's laid-back scene before masterplan clearances began reshaping it. Our current Sihanoukville-area rentals cluster here.

Ream

Ream is the coastline east of Sihanoukville where national park meets the country's largest coastal masterplans. It is the long-duration story on this coast: reclamation-scale projects, naval and airport infrastructure, and land pricing that anticipates a city that does not yet exist.

Independence Beach

Independence Beach fronts the quieter western end of Sihanoukville, named for the landmark Independence Hotel, directly opposite Morakot Island. It is a city beach with hotel-era pedigree and bridge-side convenience.

Victory Beach

Victory Beach sits beside the port at Sihanoukville's north-west corner, below the Victory Hill quarter. It is the working end of the shoreline: port views, sunset bars, and the city's earliest expat fabric.

Hawaii Beach

Hawaii Beach lies at the foot of the Morakot Island bridge, a local-favourite strand known for seafood shacks and calm water. Bridge traffic gives it passing trade few Cambodian beaches match.

Sokha Beach

Sokha Beach is the manicured crescent controlled by the Sokha Beach Resort, the city's reference five-star beach. Public access is limited, and the beach functions as an amenity moat for the resort estate.

Kampot

Kampot is the riverside lifestyle capital of the coast: a colonial-grid town on the Praek Tuek Chhu river under Bokor mountain, three hours from Phnom Penh. Its market runs on boutique resorts, riverside land, and a growing long-stay community.

Kep

Kep is the small seaside province famous for its crab market, national park hill, and abandoned modernist villas from its 1960s resort era. It is a heritage-and-lifestyle micro-market 30 minutes from Kampot.

Koh Kong

Koh Kong is the frontier province toward Thailand, where the Cardamom rainforest meets an undeveloped coastline and the country's largest single land concession. It is the longest-horizon coast Cambodia offers.

Bokor

Bokor is the hill station above Kampot, a national-park plateau at over 1,000 metres with the restored colonial palace hotel and a century of resort history. Its cool climate makes it Cambodia's only altitude market.
