Are these normal property listings?
No. Each one is a court-auction property sold through Cambodia's judicial forced-sale process. You bid at the provincial court, not through a private seller, which is exactly why MFC's representation is useful.
Why are the opening prices so low?
The court sets an opening price to recover a debt, not to match the market, so it frequently sits below open-market value. The final price is set by bidding, and MFC advises you on a sensible ceiling.
What is the deposit, and is it refundable?
A refundable guarantee of 10% of the opening price is required to bid. If you do not win, it is returned to you after the sale.
Can a foreigner buy a court-auction property in Cambodia?
Yes, through a compliant ownership structure. Foreigners cannot hold land in their own name, so MFC arranges a trust, company, or long-term lease structure via our licensed legal and trust partners.
What happens if the property is still occupied?
Possession is a separate step from ownership. MFC checks occupancy during due diligence and advises on the process and cost of taking possession before you commit a deposit.
What does MFC's Concierge Service charge?
A management fee for representing you at auction, plus an agreed advisory and finder fee on the specific opportunity. Ownership-structure work through our legal partners is quoted separately. All fees are agreed in writing before you commit.
How often are new auction listings added?
New court auctions are published regularly and each has a firm closing date. MFC refreshes the Urgent Sales list on a set schedule, and expired auctions drop out of the featured view automatically.
