Rental prices — median asking rent per month
Median monthly asking rent by district, across apartments, condos and houses. The range shown is where the middle half of listings sit.
Sale prices — median price per square metre
Median asking price per square metre for units offered for sale. Price per square metre is the cleanest way to compare value across districts and unit sizes.
How to read these figures
These are asking prices aggregated from current market listings, not closed transactions, so achieved prices typically land a little below the median for sales and close to it for rentals. We publish the median rather than the average because a few very high or very low listings would otherwise pull an average off the real market. The sample size next to each district tells you how much weight to give the figure: a district with 200 observations is a firm read, one with a handful is indicative.
We refresh this monthly. If you are weighing a specific building or unit, the district median is a starting point, not a valuation. A unit's floor, finish, tenure and view move it above or below the district line, and that is the judgement our desk is paid for.
