Bank Auction Listings
Bank Auctions
Below-market bank-auction property across Cambodia. Each listing is a repossessed or collateral property a bank is selling to recover a loan, translated and verified by MFC and represented for buyers by our Concierge desk, from due diligence through bidding and, for foreign buyers, a compliant ownership structure via our licensed legal and trust partners.
Bank Auctions: frequently asked questions
What is a bank auction?
A property a bank is selling to recover a loan, often collateral on a defaulted mortgage. Because the bank prices to clear the loan rather than the market, opening prices frequently sit below open-market value.
How is this different from a court auction?
Court auctions are the judicial forced-sale process run through the provincial courts. Bank auctions are run by or on behalf of the lender. MFC represents you either way, and each listing says which it is.
Why are the prices low?
The bank's goal is to recover the outstanding loan, not to maximise the sale, so the asking price is often below market. Final terms are set at auction, and MFC advises you on a sensible ceiling.
Can a foreigner buy?
Yes, through a compliant ownership structure. Foreigners cannot hold land in their own name, so MFC arranges a trust, company, or long-term lease structure via our licensed legal and trust partners.
What does MFC's Concierge Service do?
We verify the title and occupancy, benchmark the price, represent you through the auction, and manage completion and, for foreign buyers, the ownership structure. Fees are agreed in writing before you commit.
How current are these listings?
New bank auctions are published regularly. MFC refreshes the list on a set schedule, and auctions that have closed drop to the back of the list automatically.
How these work. Each listing is a bank-run auction of repossessed or collateral property. The bank prices to recover a loan, not the market, which is where the value sits. MFC represents you through the whole process under our Cambodian real estate agency license. Talk to the Concierge desk.
MFC acts as a licensed buyer-side representative. Nothing here is legal advice. Bank-auction prices, terms and dates are set by the selling institution and can change. Ownership structures are arranged and advised by our licensed legal and trust partners.
