Beachfront and island property in Cambodia

Our beachfront mandates run across Koh Rong, Koh Rong Sanloem, and Morakot Island, from walking-street shophouses to a 77,000 square metre estate. Every mandate carries a verified title position and surveyed beach frontage before it is presented.

Beachfront, answered

Can foreigners own beachfront land in Cambodia?

Not as direct freehold; the constitution reserves land ownership for Cambodian citizens. Beachfront positions are structured as long leases, Cambodian-majority landholding companies, or strata rights where buildings exist. Each mandate we publish states its exact structure up front.

What does beachfront land cost on the islands?

On our current book, Koh Rong parcels have ranged from roughly $50 to $250 per square metre depending on beach, access, and title strength, with premium hard-title beachfront and resort-ready sites priced on application. Every information pack shows the per-square-metre basis explicitly.

How is island title verified?

We trace the instrument to its source: cadastral records for hard title, district records for soft title, and the concession or masterplan agreement for leasehold positions, plus a boundary survey. The pack you receive includes the documents, not just our summary of them.
