A new-build food-and-beverage unit on a 200 m² site directly beside Samsara Villas, the resort that opened in March 2026 a few minutes' walk from Long Set Beach. The resort's guests currently have no closer option: this is the only bar-restaurant in the immediate area.

The fit-out is complete and unused equity: timber bar tops, shaded alfresco seating under an established tree, a fully equipped commercial kitchen (cookers, refrigeration, coffee machine, service ware), and a large air-conditioned owner's suite with king bed and rain-shower bathroom. An operator can trade from day one.

The structure is unusually light: $10,000 for the business and fit-out, with the premises held at $800 per month on a three-year lease, renewable in further three-year blocks. For an owner-operator, total cash-in is less than most fit-outs alone would cost; the risk is concentrated in execution rather than capital.
