Koh Rong is Cambodia's largest resort island, roughly 78 square kilometres with more than 40 kilometres of beach, reached by fast ferry from Sihanoukville in about 45 minutes. It is the centre of our beachfront mandate book, from Koh Touch shophouses to multi-hectare resort sites.
Where Koh Rong sits and what is there
The island sits about 25 kilometres off Sihanoukville. Its west coast carries Sok San (Long Beach), a seven-kilometre stretch of white sand; the south east holds Koh Touch, the arrival village and commercial centre, plus Long Set (4K) Beach; the north has Prek Svay fishing village and Romdoul; Lonely Beach and Daem Thkov round out the quieter coasts.
How do you get to Koh Rong?
Scheduled fast ferries and speedboats run from the Sihanoukville piers to Koh Touch and Sok San through the day, about 45 minutes each way. The Phnom Penh to Sihanoukville expressway puts the capital roughly two hours from the piers. An island airport has been announced by the master concession holder; treat timelines as indicative until construction milestones are public.
What is the development status?
Koh Rong development operates inside a long-term master concession granted to Royal Group in 2008. Koh Touch and Long Set carry most of the built hospitality stock; Sok San hosts the larger resorts; much of the island remains undeveloped forest and beach, which is precisely the opportunity.
How does ownership and tenure work on Koh Rong?
Most transactable parcels are held as long leases or via Cambodian landholding companies inside the concession framework, with some strata and hard-title positions in established zones. Every mandate we list states its exact title position, survey status, and any concession terms in writing.
