Morakot Island | Destination Development Mandate

Morakot's masterplan reserves its largest ambition for development capital: zoned precincts across the island for a high-end, multi-purpose international destination, a marina on the island's sheltered water, a beachfront resort, a shopping district, luxury residential condominiums and licensed gaming, each use assigned its own precinct and building envelope within a single coherent plan.

The underwriting starts from what is already built. The bridge is standing and gated; city utilities cross it; a villa community is established; and Sihanoukville, its deep-water port, expressway and international airport, sits 600 metres away. A destination here does not have to manufacture its own access or its first residents: it inherits them.

Positions are offered on leasehold only, precinct by precinct within the masterplan, the discipline that keeps the island a single estate. Terms are on application to qualified developers and institutions; particulars include the island survey, zoning extracts and precinct schedules, released under NDA after an initial conversation.
