Morakot Island, historically Koh Puos or Snake Island, sits about 600 metres off Sihanoukville and has been connected to the mainland by road bridge since 2011. It is being developed as a gated residential destination: villas are purchasable now, while development land inside the masterplan is leasehold only.

Where Morakot Island sits and what is there

The island is compact, about 1.1 square kilometres with 5.2 kilometres of coastline, directly facing Sihanoukville's Independence Beach across a short strait. The bridge makes it the only Cambodian island with normal road access to an international-airport city.

How do you get to Morakot Island?

Drive across the bridge from central Sihanoukville in minutes; Sihanoukville International Airport is about 40 minutes, and Phnom Penh roughly two and a half hours via the expressway. No ferries, no boat schedules, no weather exposure on access.

What is the development status?

The island operates as a single gated masterplan under its developer, positioned as a residents-only destination: villa estates now selling, with a marina, beachfront resort, and commercial district in the plan. Verify each phase's delivery status against the developer's current schedule at the time of commitment; we do this as part of every mandate pack.

How does ownership and tenure work on Morakot Island?

Completed villas are sold on structured long-term rights within the masterplan; raw development land inside the plan is offered leasehold only. The three names, Koh Puos, Snake Island, and Morakot Island, refer to the same island; contracts use the legal description, not the marketing name.

Are Koh Puos, Snake Island, and Morakot Island the same place?

Yes. Koh Puos is the Khmer name, Snake Island the old informal translation, and Morakot Island the name the developer markets under. All three refer to the one bridge-connected island off Sihanoukville.

Why is Morakot Island priced differently from other islands?

Because access risk is gone: it is the only island with a road bridge, minutes from Sihanoukville and its airport. You pay for infrastructure certainty and the gated masterplan rather than for remoteness.

Can I buy land outright on Morakot Island?

No. Development parcels inside the masterplan are structured as leaseholds from the island's developer. Completed villas carry their own structured long-term rights. We set out the exact instrument for any position before reservation.
