Eight islands, eight different investment cases

Cambodia's investable islands run from Koh Rong's 43 kilometres of beach to bridge-connected Morakot Island and single-resort islets like Song Saa. Each guide below covers geography, access, development status, and exactly how ownership is structured there.

Koh Rong

Koh Rong is Cambodia's largest resort island, roughly 78 square kilometres with more than 40 kilometres of beach, reached by fast ferry from Sihanoukville in about 45 minutes. It is the centre of our beachfront mandate book, from Koh Touch shophouses to multi-hectare resort sites.

Koh Rong Sanloem

Koh Rong Sanloem is the quieter sister island south of Koh Rong, about nine kilometres end to end, known for Saracen Bay's resort crescent, Lazy Beach, M'Pai Bay village, and Sunset Beach. Ferries from Sihanoukville take 40 to 60 minutes.

Morakot Island

Morakot Island, historically Koh Puos or Snake Island, sits about 600 metres off Sihanoukville and has been connected to the mainland by road bridge since 2011. It is being developed as a gated residential destination: villas are purchasable now, while development land inside the masterplan is leasehold only.

Koh Dek Koul

Koh Dek Koul is a small private-resort island a few kilometres off Sihanoukville, occupied by a single luxury resort. It shows what single-operator island positioning looks like in Cambodian waters, though no open mandates exist there today.

Song Saa Private Island

Song Saa is the twin-islet private resort off Koh Rong's east coast, Cambodia's original ultra-luxury island property. It anchors the top of the market and sets the reference rate for what Cambodian island hospitality can charge.

Koh Thmei

Koh Thmei sits inside the Ream National Park estuary system east of Sihanoukville, largely undeveloped, with mangroves, sandbars, and a single ecolodge footprint. It is a long-horizon position tied to the Ream corridor's buildout.

Koh Ta Kiev

Koh Ta Kiev is the rustic island off the Ream and Otres coast, long known for beach camps and day trips, and repeatedly linked to large-scale resort concessions. It trades on proximity: 20 to 30 minutes by boat from the mainland.

Koh Russei

Koh Russei, Bamboo Island, is a small island near Sihanoukville whose backpacker era ended when a resort concession cleared the beach camps. It is a concession island in transition, watched rather than traded.
